Pec pod Sněžkou is changing its appearance

The modern apartments Svatý Vavřinec are being built in the centre of Pec pod Sněžkou, in the place of a wholesale store from the times of socialism, which did not leave the best architectural impressions in visitors’ memories. The project, which represents exceptional locations, concepts, amenities, architecture and designs, will include 88 mountain apartments intended for sale and subsequent lease, underground garages and a commercial parterre with supermarket, a chemist’s, restaurant and a broad range of other services. Investor for the construction is the company Kubík Sněžka s.r.o., Praha, and the general contractor is Metrostav a.s. The construction was commenced in April 2016 and completion is scheduled for spring 2018. UNIQUE CONCEPT What is most interesting about the project is its concept, which Svatý Vavřinec realises in Czech conditions as one of the first. “Many Czech investors who have invested in the Alps noted this particularly interesting way of investment, which is entirely usual abroad but is only at the very beginning in our country. The investor purchases (primarily via mortgage) an apartment in a mountain project. Then he utilises the apartment for himself as required and furthermore entrusts the apartment back to the developer for lease. Such an investment combines, on the one hand, the pleasure of the use of the apartment and on the other hand a certain and regular yield. The lease pays the mortgage and then the apartment earns financially. Nobody else has so far been offering a similar product to such a comparable extent. Nevertheless, it is a tangible certain investment in the form of real estate and Czech investors like that,” says Ing. Martin Kubík, owner of the development company. ALL UNDER ONE ROOF The way the complex is equipped is the key to success. Apart from the apartments, the complex also offers parking in underground garages, a supermarket, chemistry, reception, lobby with fireplace, wine bar, wine shop, restaurant, original Giant Mountains’ wellness, ski room, ski lockers, play areas for children, teenagers and adults as well as other business premises with ski services and shop with sportswear. All this will be available for apartment owners and visitors completely at hand. “When designing the architectural project, we were trying to maximally free ourselves from the way building had so far been conducted in the Czech mountains and to design a complex with such equipment and services that have no comparison in our mountains,” says Ing. Architect Jiří Opočenský from the architectural studio ov-a (Opočenský Valouch architekti). It is their studio that won the architectural tender from amongst ten selected architectural studios, which was organised by the investor for the realisation of the Svatý Vavřinec project. The committee, headed by architect Josef Pleskot, emphasised the well thought-out and original design of the overall project. The emphasis that was put on architecture, design and quality graphics is also evident from the interior design, which was, apart from the ov-a studio, also participated on by the studio edit! People want to be in the centre of the action and have everything, including the ski complex, at easy reach and still be near nature. Placing the project at the centre of a mountain town, which is at the heart of the Giant Mountains, meets that situation entirely.
